You need to point "--with-l26" to your kernel sources, not where you want the module to go.  For example, this may work for you:

	./configure --with-l26=/lib/modules/`uname -r`/build

Depending on the distribution you are using, it may or may not be there.  Try that and see if it succeeds.  If not, let us know which Linux distribution you are using.  For example, Ubuntu 9.10 or Debian 5.0.
